Apartment Description:  The 1,200 sq/ft apartment is located on via dei Greci, a quiet pedestrian area just blocks from the famous Spanish Steps. The street takes its name from the “Graecorum Collegium” founded in 1577 by Pope Gregory XIII. Once, the street was home for many artists including the 17th century Italian sculpture Antonio Canova. Located on the 2nd floor (3rd American) with No lift of completely restored building - is a typical, beautiful example of Roman architecture of 1700. 

The property is very bright, quiet, with hardwood flooring and exposed beams on the ceilings. The home furnishings with many personal touches from the owner make the atmosphere warm and unique. There is an entrance with a beautiful dining-room which has a monumental fire-place and a table with chairs seating up to six easily. The living-room has two comfortable sofas: one is velvet and the other is made of leather. There is also an access to a private patio, which is decorated with green tropical plants and a table to dine-out. There are 3 bedrooms - the first bedroom has a queen size bed, two large spaces of drawers, it is bright as there is a tall window. The second bedroom has two twin beds which can be joined into a queen size bed, it also has a tall window. The cozy third bedroom has a single bed, a small window facing onto the patio which makes it bright. The room has an en-suite powder room. The first full bathroom has tub/shower, W/C, an incorporated sink, tiled with white ceramics and a period style wooden cabinets. The Italian and African marble tiled second bathroom includes shower and W/C. The kitchen is fully equipped with all necessary cooking supplies, it faces over a sunny backyard and leads into the dining-room. Amenities include TV, telephone, radio, CD/cassette player with CDs, washing-machine, dishwasher, toaster, iron, hair-dryer, autonomus heating and air-conditioning units.

Minimum stay: 1 week 

Booking procedure: 25% rental deposit due at time of booking by credit card, balance due 6 weeks prior to arrival.  Please note this payment must be made by bank transfer or cheque.

Security deposit:  $400 requested by cash or cheque on arrival and is refunded on departure after inventory is taken, minus utilities (avg. $6 to $14 per person/week), extra heating, damages and phone calls.

Holiday period:  There is a 20% surcharge added to rent during Easter and Christmas.

Arrival/Check In: Check-in is between 12:30 AM to 7:30 PM, and is arranged by appointment only.  Check out is 10:00 a.m.

Cancellation policy: Deposit is lost for all cancellations. In addition, 50% of the rental balance lost if the cancellation is less than 2 months before arrival. NO refund if less than 1 month before arrival. Clients are strongly recommended to ensure that they have suitable trip cancellation and interruption insurance arranged at the time of booking.
