Apartment Description:  Spacious 1300 sq/ft 3 bedroom/2 bathroom apartment just blocks from Piazza di Spagna and the Spanish Steps, and a few minutes walk from the Pantheon, Trevi Fountain, Piazza del Popolo. The Spanish Steps sweep down in a cascade of balustrades and balconies. At the top adding to the international flavour of the square is the Trinità dei Monti, a largely 16th Century church designed by Carlo Maderno. Its rose-coulered Baroque facade overlooks the rest of Rome from its hilltop site. 

In a beautiful restored 17th Century building, this apartment is on the third floor (with elevator). It has a foyer that leads to a bright large living-room simply but elegantly furnished. It has two sofas, a wood secretary and is designed with remarkable paintings and small antiques. The hardwood floor and the furniture complete this warm atmosphere. The first bedroom has a queen size bed, a night stand, wardrobe and a secretary. It has a window overlooking Via Vittoria.  The second bedroom has two twin beds (joinable into a queen size bed), a wardrobe and a small secretary. Third bedroom has two twin beds (joinable into a queen size bed) and a wardrobe. The kitchen is fully equipped with all necessary cooking supplies. There is a dining-area with a table with chairs seating up to six easily. There are two bathrooms: one provides a bath-tub with shower and the other with only a shower. Amenities: telephone, TV, VCR, CD player, washing-machine, iron, ironing board, hair-dryer and central heating.

Minimum stay: 1 week (shorter stays available at management's discretion)

Booking procedure: 25% rental deposit due at time of booking by credit card, balance due 6 weeks prior to arrival.  Please note this payment must be made by bank transfer or cheque.

Security deposit:  $400 requested by cash or cheque on arrival and is refunded on departure after inventory is taken, minus utilities (avg. $6 to $14 per person/week), extra heating, damages and phone calls.

Arrival/Check In: Check-in is between 11:30 AM to 7:30 PM, and is arranged by appointment only.  Check out is 10:00 a.m.

Cancellation policy: Deposit is lost for all cancellations. In addition, 50% of the rental balance lost if the cancellation is less than 2 months before arrival. NO refund if less than 1 month before arrival. Clients are strongly recommended to ensure that they have suitable trip cancellation and interruption insurance arranged at the time of booking.

Holiday period:  There is a 20% surcharge added to rent during Easter and Christmas/New Years.
